Types of financing available:

  • Conventional Loans
    • Conventional home loans are any mortgage loan that is not insured or guaranteed by the government (such as under Federal Housing Administration, Department of Veterans Affairs, or Department of Agriculture loan programs).  Conventional loans can be conforming or non-conforming.
  • FHA Loans
    • FHA insured home loans are a US Federal Housing Administration mortgage insurance backed mortgage loan that is provided by an FHA-approved lender.  FHA mortgage insurance protects lenders against losses.
  • VA Loans
    • VA home loans are a mortgage loan available through the U.S. Department of Veterans Affairs for service members, veterans, and their surviving spouses.
  • USDA Loans
    • USDA home loans are special mortgages meant for low-to-moderate income home buyers. These loans are guaranteed by the United States Department of Agriculture.  That guarantee acts as a form of insurance protecting USDA lenders, so they're able to offer below-market interest rates and zero-down home loans. 
  • NIFA Loans
    • NIFA home loans are meant for FIRST-TIME HOME BUYERS.  Individuals who haven't owned and occupied a primary residence within the past three years, are considered a first-time homebuyer.  Even if a home was owned years ago, but has been occupied by renters fro three or more years, to us that's still considered a first-time homebuyer.
  • Jumbo Loans
    • Jumbo home loans are a type of financing that exceeds the conforming loan amounts set by the Federal Housing Finance Agency and cannot be purchased, guaranteed, or securitized by Fannie Mae or Freddie Mac.
